Batavia eyes more than 200 new homes

BATAVIA – A proposal to build 201 homes in Batavia represents one of the last big pieces in the city’s development jigsaw puzzle.

M/I Homes, a national builder with local offices in Naperville, wants to construct a subdivision covering nearly 70 acres on the city’s far west side. The property, known locally as the Landmeier Farm, extends north from McKee Street to a point just south of Hawks Drive, and between the Trout Farm subdivision on the west and the Heritage Ridge subdivision on the east.

The giant unincorporated rectangle sits just west of the bustling Randall Road corridor and is already completely surrounded by the city.

“It’s one of our last major infill sites,” Batavia city staff planner Drew Rackow said.

The developer is proposing a subdivision of 113 single-family homes and 88 townhouse units dubbed Winding Creek. Although it would be annexed into the city of Batavia, the property is within Geneva School District 304.

Using a formula assuming three bedrooms for the single-family homes and two bedrooms for the townhouses, the development is expected to generate about 97 students for Geneva schools, Rackow said.

Plans submitted by M/I Homes show the townhouses grouped together along the east side of the development, while the single-family homes would cover more than 52 acres.

The project is significant because it will result in area roadway connections, Rackow said, including a bridge over Mill Creek to the northwest of the property.

The Winding Creek plan is the latest in a new round of residential proposals for Batavia, large and small.

National home-building giant CalAtlantic Homes is expected to start construction this summer on 242 townhouses on a 55-acre site at the southeast corner of Kirk Road and Wind Energy Pass, with more than 18 acres reserved for commercial and retail space.

Other plans include 60 age-restricted luxury duplex units on 19 acres along South Raddant Road and six single-family homes on the former city water tower site just east of Randall Road.

Meanwhile, construction is nearly complete on the Windmill Manor 80-unit senior housing facility on Hawks Drive immediately north of the proposed Winding Creek project.

Rackow said the Winding Creek proposal is expected to come before the Batavia Plan Commission this summer. It might be possible for construction to start this fall, but would be more likely to begin next spring, he said.
