Developer wants to annex the land to the city

ST. CHARLES – Plans continue to move forward to build a gas station, convenience store and car wash on a a 2.37 acre parcel known as the Regole family homestead located at the southeast corner of Kirk Road and East Main Street.

Warrenville-based CIMA Developers, LP has submitted plans to develop the property for a eight pump Pride gas station. The plans also include the construction of a 4,500-square-foot convenience store with a quick-serve restaurant inside (Taco Urbano) as well as an automatic car wash.

The plans were first presented last year. At their meeting Tuesday, plan commissioners reviewed the latest plans and voiced several concerns, including the need for a pedestrian crosswalk as part of the plans.

Commissioners voted to continue a public hearing until the plan commission's next meeting on July 21.

The property is currently located in unincorporated Kane County, but the developer wants to annex to St. Charles. According to city planner Ellen Johnson, the property contains several buildings, including a house, barn, shed and corn crib that have been vacant for a number of years.

"The Regole family once farmed around 300 acres of land in the surrounding area," Johnson said in a report to St. Charles plan commissioners. "The farmland was sold off over time, making way for development of the Main Street Commons shopping center surrounding the subject property on the east and south sides, and Stuart’s Crossing to the north and west."
